What Causes Foundation Settlement?

Evaporation – Hot and Dry weather removes moisture from the soil which will cause the soil to pull away from the foundation. The evaporation of  moisture in foundation soils is commonly caused by extensive drought-like conditions and maturing trees.

Transpiration – Maturing trees and vegetation can dehydrate the soil beneath a home causing soil shrinkage and settlement of the crawlspace foundation.

Poor Drainage – Improper drainage from a lack of proper waterproofing techniques and poor grading will lead to excessive moisture buildup. Excessive moisture can saturate the foundation soils, which will cause the softening or weakening of the soil. This can cause upheaval or settlement.

Plumbing Leaks – Leaks in sewer or water lines provides localized source of water that is often a major contributor to foundation problems. Monitor your water bills.

Poor Ground Preparation – Often, the number one reason a building will settle is because of poor soil preparation when the structure was built. When fill soils are not adequately compacted, they can compress under a foundation’s weight resulting in settlement of the structure.

Poor Soil Conditions – Some soils are just not capable of supporting a foundation’s weight.  Poor soil, organic components, debris, etc. may cause expansion or consolidation, which contributes to foundation failure.
